Pre-Qualification

We start with a quick conversation about your financial situation, goals, and timeline. Alex will give you a realistic picture of what you can afford and which loan programs fit your needs — no credit pull required at this stage.

Pre-Approval

Submit your application and supporting documents. Alex reviews your credit, income, and assets to issue a pre-approval letter — giving you the confidence and credibility to make strong offers in a competitive market.

Home Search (Purchase Only)

With your pre-approval in hand, work with your real estate agent to find the right home. Alex is available throughout this phase to answer questions, run payment scenarios, and update your pre-approval letter as needed.

Formal Loan Application

Once you have an accepted offer (or are ready to refinance), Alex submits your formal loan application and locks in your interest rate. He shops multiple lenders simultaneously to ensure you get the best rate and terms available.

Appraisal & Title

A licensed appraiser determines the home's market value. For purchases, a title search confirms clear ownership. For refinances, a new appraisal establishes your current equity position. Alex coordinates both to keep your timeline on track.

Processing & Underwriting

Your complete loan file is submitted to underwriting, where every document is verified against lending guidelines. The underwriter may issue conditions — additional items needed for final approval. Alex handles these quickly and keeps you informed throughout.

Clear to Close

Once all conditions are satisfied, the underwriter issues a "Clear to Close." Your final loan documents are prepared, and a closing date is scheduled. Alex reviews your Closing Disclosure with you so there are no surprises at the table.

Closing Day

You sign the final documents, pay any remaining closing costs, and — for purchases — receive the keys to your new home. For refinances, a 3-day rescission period applies before funds are disbursed. Alex is available on closing day to answer any last-minute questions.

Required Documents

Gathering your documents early keeps the process moving smoothly. Below is a comprehensive list of what you'll typically need — exact requirements vary by loan type and individual situation.

Identity & Personal

  • Government-issued photo ID (driver's license or passport)
  • Social Security number
  • Two years of residential history (addresses)

Income — Employed Borrowers

  • Two most recent pay stubs (covering 30 days)
  • W-2s for the past two years
  • Federal tax returns for the past two years (all pages and schedules)
  • Contact information for your employer (for verification)

Income — Self-Employed / Business Owners

  • Two years of personal federal tax returns (all pages and schedules)
  • Two years of business tax returns (if applicable)
  • Year-to-date profit & loss statement
  • Business license or CPA letter confirming self-employment

Assets & Down Payment

  • Two most recent bank statements (all pages, all accounts)
  • Two most recent statements for retirement/investment accounts (401k, IRA, brokerage)
  • Documentation of any large deposits (gift letters, sale of assets, etc.)
  • Gift letter if any portion of down payment is a gift

Property & Transaction

  • Fully executed purchase contract (signed by all parties)
  • Contact information for your real estate agent
  • Homeowners insurance quote or binder
  • HOA contact information (if applicable)

Additional (If Applicable)

  • Divorce decree or separation agreement (if applicable)
  • Bankruptcy discharge papers (if applicable)
  • Documentation of any judgments or liens
  • VA Certificate of Eligibility (VA loans)
  • Rental income documentation — leases and Schedule E (if applicable)
